Stop down to Hastings-on-Hudson’s inaugural River Spirit Summer Music Series Tuesdays and enjoy a cool, summer evening on the Hudson, in MacEachron Waterfront Park. Hastings-on-Hudson now joins Dobbs Ferry’s long standing, Wednesday Summer Music Series, The Hastings-on-Hudson, Tuesday series, from 7PM – 9PM, is already well underway, with only 5 events left. Tonight’s performer is Wess Meets West who infuse elements of electronic music and post rock to blend otherworldly soundscapes. Please park in the Zinsser Commuter Lot across from the Hastings-on-Hudson train station. If there are no spaces available, please cooperate with police and event staff who will direct you to available parking, free after 6PM. Also, free shuttle service is available from 6PM – 9PM. The shuttle will run in a loop from the Zinsser Commuter Lot to the park. You may bring food and beverages to the event, however they will also be available for purchase. Should you wish for a slightly more formal way to enjoy the show, a great place might be at a table, outdoors, in the garden at Harvest on Hudson, directly adjacent to the park, a proud sponsor of the event.
On September 8 there will be the Grand Finale – The River Spirit Music & Arts Festival, a full-day event at Draper Park, also in Hastings-on-Hudson. The September 8 event requires tickets, which range in price from $10 – $15 for children to $35 for adults. Children under 5, free.

Hastings-on-Hudson 2015 3rd Quarter Market Report
The volume of homes sold in the Westchester County NY Rivertowns area is up as high as 110% for the third quarter of 2015 vs. the third quarter of 2014. The village with the highest sales volume was the village of Hastings-on-Hudson, where sales rose from 20 houses in the third quarter of 2014, to 42 houses in 2015. Sales in the village of Dobbs Ferry were up 33% and Tarrytown 34%, yet the village of Irvington actually showed a decrease in the number of homes sold. Overall, the Westchester County NY median selling price was also up 2.4%.

The Better Homes and Gardens Rand Realty; Fall Events Guide is out. With information on a multitude of events in the Hudson Valley it seems there is something to do for everyone this season.

Westchester Home Sale Prices Up 14% Over Last Year
In what can only be described as a remarkable turnaround in the US housing market, homes in some parts of the country are going from active status to accepted offer status in an incredible two weeks or less. This, coming on the heels of a housing market which had typical selling periods of 6 months or more. The primary driving force behind this phenomena is an extremely low inventory of homes for sale. Many sellers appear to be waiting out the bottom of the market, preferring to sell their homes when values go up. Concurrently, banks remain very tight on financing, requiring a borrower to have a virtually blemish free credit history and FICO scores of 740 and above. This has resulted in super high quality buyers converging on the few remaining houses for sale. Not only is this resulting in fast marketing periods, it is also starting to drive prices up, for reasons of supply vs. demand.
Even here in the Rivertowns, I am experiencing multiple bid situations with buyers winning out, based not only on the highest offer, but also on the best terms available, sometimes with down payment amounts of 50% or even all-cash purchases. If you bought your home 5 years ago you will still perhaps be losing money, based on your original purchase price, but any available homes for sale are also equally devalued. If you were thinking of selling this could be a great time to cash in on this unique set of circumstances, particularly if you were planning on downsizing to a smaller home or moving out of the area. Interest rates remain at historic lows and assuming a good credit history, your chances of getting a great value in another purchase would seem ideal.

According to the latest issue of Westchester Magazine, featuring this years top choices for the best places to live in Westchester, Hastings-on-Hudson was voted “The Best Place For History Lovers.”
One reason for this distinction is that several years ago in 2005, the Hastings-on-Hudson Historical Society inaugurated its Museum In The Streets. This walking tour of the village starts at Boulanger Plaza, in the center of the village and helps to give a sense of place to 34 different locations, village wide. Each spot is marked with a plaque consisting of historical pictures and a brief outline of what happened there, in Hastings-on-Hudson’s historic past. These descriptions are printed in both English and Spanish. In total, there are more than 80 photos in various spots in the village. Among some of the more well known village landmarks depicted via this unique museum are the Croton Aqueduct and the Hastings-on-Hudson waterfront with the old Anaconda Wire Company. You will also find lesser known sites such as the home of Frank Morgan, the actor who portrayed The Wizard, in The Wizard Of Oz, the Revolutionary War era Peter Post Tavern and the home of Admiral David Farragut, who coined the phrase “Damn the torpedoes…..”
